DISCOVERY & VISION
Every successful project begins with listening. We take the time to understand your lifestyle, goals, aesthetic preferences, and functional needs. Through in-depth conversations, site evaluations, and collaborative discovery, we define a clear vision that becomes the foundation for your entire project. This phase includes client discovery & consultation, site review & evaluation, program development, and design direction alignment
CONCEPT DESIGN
Exploring ideas and shaping possibilities. Using sketches, mood boards, and 3D studies, we translate your vision into early design concepts. This phase is highly collaborative, allowing us to explore options, test ideas, and refine direction until the design feels uniquely yours. This phase includes concept sketches, preliminary floor plans, 3D modeling & massing studies, and material & aesthetic exploration.
DESIGN DEVELOPMENT
Refining every detail with purpose. With the preferred concept selected, we develop the design in greater depth. Floor plans, materials, finishes, and architectural details are refined while we coordinate closely with engineers and code consultants to ensure beauty and buildability go hand in hand. This phase includes detailed space planning, material & finish selections, code compliance coordination, and engineering collaboration.
CONSTRUCTION DOCUMENTS
Transforming vision into build-ready plans. We produce a comprehensive set of highly detailed construction drawings that clearly communicate design intent and technical requirements. These documents ensure accurate pricing, seamless permitting, and a smooth construction process. This phase includes complete architectural drawings, detailed sections & elevations, finish and material specifications, and builder-ready documentation.
PERMITTING SUPPORT
Navigating approvals with expertise. Our team manages the permitting process by coordinating closely with local jurisdictions and consultants. We streamline submissions, respond to plan review comments, and guide approvals efficiently — reducing stress and keeping your project moving forward. This phase includes permit submission preparation, jurisdiction coordination, plan check responses, and approval tracking.
BUILD SUPPORT
Ensuring design integrity through completion. During construction, we remain actively involved to maintain design excellence. We collaborate closely with builders, review progress, answer questions, and provide guidance — ensuring that the finished result faithfully reflects the original design vision. This phase includes builder coordination, construction clarifications, site visits & design reviews, and ongoing design support.
